Discovery & Vision

We start with how you want to use your outdoor space. How do you entertain? Do you want shade, privacy, or open views? Do you cook outside? We build the design around your answers, not a template.

Design & Material Selection

We work through structural design, material choices, and finishes, decking, roofing, stone, cabinetry for outdoor kitchens, fireplace materials. We recommend what performs in Charlotte’s climate and fits your budget so you’re not navigating infinite options alone.

Permitting

Outdoor living additions require permits in most Charlotte-area jurisdictions. We handle all permitting, HOA approvals where required, and pre-construction coordination. You don’t have to track this yourself.

Construction

Your builder is on-site. You’ll hear from us on a regular, predictable schedule throughout construction. If something comes up, you’ll know about it before it becomes a problem.

Walkthrough & First Use

Before we call the project complete, we walk every element with you, structure, finishes, fixtures, outdoor kitchen equipment. Everything should be exactly right. Then it’s yours to use.

We Talk About Money Early

Budget surprises are the most common fear we hear from clients planning an outdoor living project, and the most avoidable. At Four Oaks, cost conversations happen at the beginning, not the end. We work with you to set a realistic budget, explain what drives cost in the Charlotte area, and help you make selections that keep the project on track. Change orders get discussed before they happen, not after.

Covered porches typically range from $20,000 to $60,000. Outdoor kitchens from $20,000 to $75,000+. Full entertainment areas with fireplace and kitchen from $50,000 to $100,000+. We provide detailed estimates upfront.

Waxhaw is a highly sought after community approximately 25 minutes south of Charlotte. This suburban site is surrounded by open land, privacy, horse farms, and beautiful sunsets. This home is less than 15 minutes to historic downtown Waxhaw with an array of shops, restaurants, breweries, and all the conveniences one would need.

Yes, we build outdoor living additions for existing homes as well as new custom homes. Projects may include: • Covered porches • Screened porches • Outdoor kitchens • Fire features • Poolside structures • Patio expansions • Pergolas and shade structures The feasibility depends on the existing home structure, lot conditions, HOA restrictions, and overall project goals. We evaluate each project individually to determine the best approach.
Outdoor spaces that get used are designed around how you entertain, not just how they look in photos. That means thinking about traffic flow between inside and outside, how the kitchen connects to the grill area, where guests congregate, and what the space looks like at 7 PM in July versus October. We ask those questions during design because the answers change what we build. Show us your wish list and we will help you prioritize what will matter most once you are actually living there.
Outdoor living spaces are generally more cost-effective when built at the time the original custom home is built rather than added later. Building during initial construction allows for: • Shared foundation and roofing integration • More efficient framing and utility work • Better architectural continuity • More affordable utilization of subcontractors and building materials Post-construction additions often require demolition, reworking finishes, and more complex tie-ins to the existing structure. However, building your outdoors space at a later time is still feasible. Pricing varies widely depending on scope, but integrated outdoor living spaces during new construction are typically significantly more cost efficient than retrofitting later.

Adding outdoor features after the build is finished typically costs more and involves rework.
