We serve as the general contractor and fully manage the project for our clients from beginning to end. That includes scheduling and coordinating all subcontractors, inspections, deliveries, permits, and construction sequencing. Clients work directly with Four Oaks Builders. Clients do not work directly with individual trades. Our goal is to simplify the process and provide a single point of communication throughout the project.
It depends entirely on scope. A targeted renovation, a kitchen, a primary bath, an addition, is often dramatically less than a new build. A whole-home renovation that touches structure, systems, and finishes can approach new construction costs, especially in an older home. The honest conversation we always encourage is to tell us what outcome you want and what your budget is, and we will tell you whether renovation or new build gets you there more effectively. Sometimes the answer surprises people.
We take on larger-scale additions and renovation projects that align with the quality and level of service we provide. Projects may include: • Room additions • Second-story additions • Expanded kitchens • Primary suite additions • Outdoor living additions • Garage additions • Whole-home renovations We generally focus on projects with meaningful scope and investment value rather than small handyman-style work. Minimum project size varies depending on complexity and scheduling.
It depends on the scope and location of the addition. Many additions can be completed while clients continue living in the home, especially detached additions, bonus rooms, porches, or room expansions. More invasive renovations involving kitchens, primary living spaces, major HVAC disruptions, or large structural modifications may require temporary relocation for portions of the project. If your renovation is significant, we highly recommend you prepare to relocate during the project. If you choose to stay you may begin not enjoying our presence in your home; however, we can assure you that you will love the final product. We communicate the project sequencing clearly upfront and take measures to isolate construction areas, minimize dust, protect finished spaces, and maintain safety throughout the process.
That is the right question to start with. The answer depends on what you are trying to achieve, what your current home’s structure can support, and what your budget is relative to your goals. In some cases, a targeted renovation delivers exactly what you want. In others, the cost of doing it right on an existing structure approaches what a new build would cost, and the new build gives you more.
