Working with Four oaks

Because building the right home starts with finding the right builder

Yes, we regularly work with clients relocating to the Charlotte area. We use phone calls, video meetings, progress photos, email communication, and scheduled site visits to keep remote clients fully informed throughout the process. We also help coordinate selections remotely when needed and work to make the process as smooth and organized as possible for clients who cannot be on-site frequently.
We build custom homes and take on select renovation and addition projects, particularly kitchen and bath renovations, outdoor living additions, and whole-home additions. Our focus is on projects where craft and communication matter. If you are not sure whether your project is a fit, call us and we will tell you honestly.
We hear that concern often, and it is fair. Custom home horror stories exist because of poor communication, unclear contracts, and builders who overpromise. We have built our business on the opposite: honest conversations about cost before you sign, a clear process you can follow, and direct access to the people building your home. Every client we have ever worked with has referred someone else to us. That is not an accident.
We are a small-volume builder. That means Andy and Chris are personally involved in every project, on-site, available by phone, and invested in the outcome long after closing. Every client in our history has referred someone else to us. We build fewer homes per year than most builders, and we think that is exactly why our clients keep coming back.
You work directly with Andy and Chris. We are not a large-volume builder with layers of project managers standing between you and the people building your home. We take on a limited number of projects each year so we can stay personally invested and on-site. If you call, we answer.

Land & Location

You do not need to have it all figured out before you call us

Yes. We build custom homes across Charlotte NC, Union County NC, Lancaster County SC, Waxhaw NC, and surrounding areas of the greater Charlotte metro. If you are in a county not listed here, call us – we may still be able to help depending on the project.
Important factors include: • Topography, clearing, and grading requirements • Soil conditions and drainage • Utility availability • Septic feasibility • Setbacks and zoning restrictions • HOA guidelines • Floodplain or creek buffers • Access and driveway requirements • Permitting A lot that appears less expensive upfront can sometimes become significantly more costly during development due to hidden site challenges. We are happy to help clients evaluate lots before purchase whenever possible. For this very reason we encourage you to choose your builder early in the process.
No. You do not need to have land before calling us. We work with trusted local realtors across Union County, Lancaster County, Waxhaw, and the Charlotte metro to help clients find sites that fit their vision and budget. Many of our clients came to us before they had land, finding the right parcel is part of the process, not a prerequisite for it.

Cost & Budget

We would rather you know everything upfront than wonder later.

Some of the most common unexpected costs in custom home construction include: • Rock excavation or poor soil conditions • Utility connections on rural lots • Septic system requirements • Stormwater or drainage improvements • Permit and impact fees • Design revisions after plans are completed • Retaining walls • Long driveway construction A beautiful lot can sometimes require significant site investment, which is why we encourage evaluating land carefully before purchase whenever possible. Four Oaks Builders will assist with answering all of these questions.
That depends on your land situation, finishes, and square footage, but a good rule of thumb is to have a clear budget range in mind before your first conversation with any builder. We will tell you honestly whether your budget is realistic for what you want to build in this market. We would rather have that conversation early than have you discover a mismatch six months in.
Transparency is extremely important to us. Any requested changes or unforeseen conditions are documented through written change orders before additional work proceeds. Clients receive pricing information and approval requests prior to the work being completed. We communicate budget impacts quickly so there are no surprises later in the project. Unexpected conditions can occur in custom construction involving site work, hidden structural conditions, or owner-requested design changes during construction.
Custom home pricing varies based on location, site conditions, architecture, finish level, and complexity. In the Charlotte area, many custom homes currently range approximately: • $300–$400+ per square foot for quality custom construction • $400–$600+ per square foot for higher-end luxury homes with elevated finishes and architectural complexity Factors that heavily influence cost include: • Lot conditions and grading • Foundation complexity and size • Total house square footage • Window and door packages • Custom cabinetry and millwork • Outdoor living features • Pool construction • Roof complexity • Structural steel/open spans • Luxury appliances and fixtures Most of our projects are highly customized, so we work closely with clients to establish realistic budgets early in the design phase.

Build Process & Timeline

Your build should never feel like a mystery.

Every project is different, but a typical custom home timeline often ranges: • Design and planning: 2–6 months • Engineering and permitting: 1–2 months • Construction: 10–18 months Timeline depends heavily on: • Home size • Architectural complexity • Municipality/jurisdiction • Weather • Client selections • Site conditions • Material lead times Highly customized luxury homes generally require more time due to complexity and finish detail.
Delays can occur in construction, especially with weather, permitting timelines, inspections, or material availability. When delays happen, we communicate quickly and explain: • The cause of the delay • Expected timeline impact • Available options or solutions • Any scheduling adjustments required Our goal is always to minimize disruption while maintaining construction quality rather than rushing important work.
The pre-construction phase is where the real decisions happen. Before a single nail is driven, we work through site evaluation, design and plans, material and finish selections, and permitting. This phase can take several months depending on complexity, but it is also where we protect you from surprises during the build. A well-planned home builds faster and costs less than a poorly planned one. See our full process on the Our Process page.
Communication is one of the most important parts of a successful project. Clients receive regular updates throughout construction, including: • Scheduled progress communication • Site meetings at major milestones • Ongoing phone/text/email access • Photos and updates as needed • Discussions regarding upcoming selections and decisions We believe proactive communication helps reduce stress and keeps projects running smoothly.

Design & Selections

The design process should feel exciting, not overwhelming.

Yes, although the scale and timing of the change could matter significantly. Changes made early in construction are generally easier and less costly than changes made after framing, mechanicals, cabinetry, or finish work are completed. We document requested changes through written change orders that outline: • Scope revisions • Pricing impacts • Timeline impacts No additional work proceeds until changes are reviewed and approved by the client and builder
We guide clients through the selections process step-by-step. Depending on the project, clients may also interact with: • Interior designers • Cabinet companies • Plumbing showrooms • Appliance vendors • Tile and flooring suppliers • Lighting showrooms We help coordinate the process, establish deadlines, and organize selections so decisions feel manageable rather than overwhelming. Selections are documented throughout the process to maintain clarity and budget alignment.
Four Oaks Builders is a design-build company. We work collaboratively with clients during the design process. We have trusted architects and designers to assist with everything you need to develop a complete set of architectural plans. Clients are also welcome to bring their own architect or plans even if you decide to purchase plans online. We believe builder involvement early in design helps avoid costly surprises later. We highly recommend you choose your builder early in the process.

Getting Started

No commitment, no pressure. Just a conversation to see if we are the right fit.

Yes. We put together a Custom Home Planning Guide that covers budget questions, timeline expectations, what to have ready before your first builder conversation, and what to look for when evaluating a builder. You can download it from the Contact page, no form, no obligation to call afterward.
We limit the number of projects we take on so we can maintain quality, communication, and personal involvement. We are not a high-volume production builder. Our approach is focused on providing clients with a more personalized experience and greater attention to detail throughout the project.
The first conversation is just that, a conversation. There is no pitch, no pressure, and no obligation. We want to understand what you are thinking about building, where you are in the process, and whether we are a good fit for each other. Most people come in with questions and leave with a clearer picture of what building looks like. Call us and schedule a conversation through the contact page.
