Four Oaks Builders is a custom home builder in Charlotte, NC. Our urban work is concentrated in and around center city, from Plaza-Midwood and Dilworth to the SouthPark corridor and Park Road. We also build across the broader Charlotte metro, including Matthews and Mint Hill.

Plaza-Midwood

About a mile northeast of Uptown, Plaza-Midwood is one of Charlotte's oldest neighborhoods, platted in 1903, with an independent restaurant and retail scene along Central Avenue. Part of the neighborhood falls within a Historic District, where new construction requires HDC review before permits are issued.

Dilworth

Charlotte's first planned suburb, developed in the 1890s, Dilworth is walkable to South End and close to Uptown. It's an established, in-demand neighborhood for design-forward buyers, with lots that are constrained and close to neighbors, so design has to work harder for privacy and scale.

SouthPark and the Park Road Corridor

This corridor runs south along Park Road toward Park Road Shopping Center, close to Charlotte's best retail, restaurants, and private schools without the density of the urban core. Lots here tend to be larger, with unusual site character along Sugar Creek and the Greenway.

What It Actually Takes to Build Custom in Charlotte

Charlotte’s urban lots are not the same build environment as a greenfield lot in Union County or Lancaster County. They’re older, smaller, and shaped by neighbors, setbacks, tree canopy, and existing infrastructure.

 

Infill lots in neighborhoods like Plaza-Midwood, Foxcroft, and Dilworth come with history. A site analysis before plans are drawn keeps the project on track.

 

Permitting runs through Mecklenburg County Code Enforcement, not the City of Charlotte. Based on our direct experience, plan review typically takes three to four weeks, though this can shift with project scope.

 

Charlotte and Mecklenburg County have several designated historic districts, including but not limited to Plaza-Midwood. New construction in any of them requires a Certificate of Appropriateness from the Historic District Commission before a building permit is issued.

 

Urban lots also carry constraints rural sites don’t: impervious surface limits, tree canopy requirements, and neighbor proximity that affects design and sequencing. We work through all of it before you’re committed to anything.
