From First Conversation to Move-In Day

Discovery Call

We start with a conversation about what you want, where you want it, and what budget you’re working with. If you don’t have land yet, we have relationships with local realtors who can help you identify and evaluate sites in Union County, Lancaster County, Waxhaw, and the Charlotte metro.

Plan & Move Forward

Once you say yes, we get to work. We evaluate your build site, zoning, permits, deed restrictions, and any HOA requirements. We guide you through floor plans, exterior selections, interior finishes, cabinetry, flooring, and countertops, helping you make decisions within your budget so you’re never sorting through options alone. Everything gets packaged into a detailed construction contract before we break ground.

Financing

If you intend to use financing to fund your build we work closely with your lender to insure they have everything they need to complete your lending request. We have worked closely with many of the lenders in our area and are qualified to work with any lender you decide to use. And if you need suggestions for lenders who typically do a great job working with clients for their ‘Construction to Perm’ loans we are happy to recommend a few we have had good experiences with.

Permitting & Construction

Your builder is on-site. You’ll hear from us on a regular, predictable schedule. If something comes up, you’ll know about it before it becomes a problem. We handle permitting, HOA approvals where required, and all pre-construction coordination. You don’t have to track this yourself.

Walkthrough & Handover

Before you move in, we walk your entire home with you both inside and out. We document anything that needs attention, and make sure you are completely satisfied with the finished home.

We Talk About Money Early

Budget surprises are the most common fear we hear from prospective clients, and the most avoidable. At Four Oaks, cost conversations happen at the beginning, not the end. We work with you to set a realistic budget, explain what drives cost in the Charlotte area, and help you make selections that keep the project on track. Change orders get discussed before they happen, not after.

Typical Four Oaks custom homes range from $750K to $3M+ depending on size, site, and finishes.

Waxhaw is a highly sought after community approximately 25 minutes south of Charlotte. This suburban site is surrounded by open land, privacy, horse farms, and beautiful sunsets. This home is less than 15 minutes to historic downtown Waxhaw with an array of shops, restaurants, breweries, and all the conveniences one would need.

Land first is not a requirement. We work with trusted local realtors across Union County, Lancaster County, Waxhaw, and the Charlotte metro and can help you evaluate parcels before you commit to buying. We look at things like soil conditions, utility access, setbacks, and site prep costs, factors that affect your total build budget but that most buyers would not know to check. Finding land is part of the process, not a barrier to starting it.
Our projects are personally overseen by Andy and Chris; we do not simply hand projects off and disappear. We regularly visit job sites throughout construction and remain actively involved in scheduling, quality control, client communication, and problem-solving. Our crews and trade partners handle day-to-day construction activities, but Andy and Chris stay directly engaged throughout the process. Clients can contact us directly during the build with questions or concerns by phone, text, or email.
We spend significant time upfront on planning, specifications, and selections before construction begins so clients understand realistic costs early in the process. Our contracts clearly separate fixed-cost items from variable allowance items like appliances, lighting, plumbing fixtures, and certain finish selections. We provide detailed budgets and track costs throughout the build. Any requested changes are documented through written change orders with pricing approval before work proceeds. We also help to identify potential site-related unknowns and develop contingencies if needed, especially on custom lots where soil conditions, grading, or utility work can vary. Communication is key, we do not wait until the end of the project to discuss budget impacts.
